Notices

The 14-day response period

Adjoining owners are generally given 14 days to respond. That is a general rule, checked against the notice they were actually given.

This is general information for England and Wales. It is not a decision on your building. Status: pending project-specific review by a qualified Party Wall professional. House-style review 27 September 2026.

Three ordinary outcomes

They may consent in writing. They may dissent and appoint a surveyor. They may ask for something unclear to be explained. Dissent is allowed. It is not a breach of neighbourliness that this site will scold.

Silence is not consent. If nothing arrives, a further written request may be appropriate. This platform will not appoint a surveyor because a date has passed.

For the person who received it

Look at the date on the notice and, if you still have it, the envelope or email header. The clock is about when the notice was served, which a person should confirm, not about when you felt ready to deal with it.

A Party Wall Notice does not replace planning permission, building regulations approval, leaseholder or freeholder consent, or structural advice. This platform does not provide legal advice and does not issue Awards.
