How Party Wall files move through PartyWallSurvey.uk

1. Tell us the works, not the legal theory

The checker asks who you are, what the building is, and what you plan to do. It will not tell you that the Act does not apply. If the answers are thin, it asks for drawings instead of guessing.

2. A person checks the route

A case manager looks at owners, drawings and timing. High-risk work — basements, underpinning, piling, work already started, or anything involving a court — is held for a senior reviewer. Nothing statutory is generated on that hold.

3. A notice is drafted only if a professional says so

Templates can be filled from checked facts. The draft stays labelled “Draft — pending professional review” until a named professional approves that version and the building owner confirms authority to serve.

4. Service is logged

Method, date, recipient and proof are stored. A 14-day response date is calculated as a general rule for the team to track. Serving the notice does not mean the works may start.

5. Consent, dissent or silence each have a path

Consent is recorded and you are offered a Schedule of Condition, which is optional. A dissent, or no reply, can move into surveyor appointments. The platform explains agreed surveyor and separate surveyor routes without pushing either owner. It does not appoint a surveyor by itself.

6. Awards stay with the appointed surveyors

If an Award is required, the appointed professional prepares it. A second review is required on high-risk files. The Award is not shown as served until that human process is finished and service is logged.

Planning permission, building regulations approval, leaseholder or freeholder consent, structural design and insurance are separate. This service does not replace them.
