Notice service
Party Wall Notice preparation and service
If your extension, loft or excavation may affect a neighbour, a notice might be required under the Party Wall etc. Act 1996. We prepare the file, and a qualified person approves the draft before it is served.
General information. Status: pending project-specific review by a qualified Party Wall professional. House-style review 27 September 2026.
There is no single “party wall notice”. The usual forms are a party structure notice, a line of junction notice, and a notice of adjacent excavation. Some projects need more than one, and some neighbours need separate copies, including freeholders and leaseholders.
What you can expect
- A check of the drawings against the storey you told us
- A proposed notice type, confirmed by a professional — not by the form
- Service only after you have authorised it
- A logged proof of service and a tracked response date
- A plain-English update when consent, dissent or silence is recorded
Timings, as general rules
- Party structure notice: usually at least two months before the works
- Line of junction notice: usually at least one month
- Adjacent excavation notice: usually at least one month
- Adjoining owner response: 14 days
These timings need professional validation on your file. Serving a notice does not automatically allow the works to start.
