Notices
Line of junction notices
A line of junction notice is about a new wall at the boundary line, not about cutting into a wall that already exists.
This is general information for England and Wales. It is not a decision on your building. Status: pending project-specific review by a qualified Party Wall professional. House-style review 27 September 2026.
Two different intentions
One version is a proposal to build a wall astride the boundary, which needs the neighbour’s agreement to place it that way. The other is notice that you intend to build a wall wholly on your own land, up to the boundary.
If they do not agree to a wall astride the line, the usual outcome is that the wall stays on your side. That is a simplification. The drawings and the exact line have to be checked.
What to send
A site plan with dimensions to the boundary is more useful than a planning elevation. If the new wall also needs foundations close to the neighbour, an excavation notice may be a second document, not a sentence inside this one.
The usual lead-in people quote is one month. Treat that as a general rule until someone has read your drawing.
