How a Party Wall Notice is served
The method, the date, the recipient and the proof are what make a notice something the case can rely on later.
This is general information for England and Wales. It is not a decision on your building. Status: pending project-specific review by a qualified Party Wall professional. House-style review 27 September 2026.
What we record
Recorded delivery, personal delivery with a note of who received it, or email where that has been agreed and logged, are the methods the desk uses. Each one is stored against the version that was actually sent.
The version matters. If a name was corrected after the first draft, the served copy must be the approved version, not the one that came back from review.
Why proof matters
If there is later a dispute about whether a notice was given in time, the proof is the evidence. A memory of having “popped it through” is a weak file.
Service still does not authorise the works.
A Party Wall Notice does not replace planning permission, building regulations approval, leaseholder or freeholder consent, or structural advice. This platform does not provide legal advice and does not issue Awards.
