Party Wall and planning permission
Councils decide planning applications against planning policy. The Party Wall etc. Act 1996 is a separate piece of legislation between owners.
This is general information for England and Wales. It is not a decision on your building. Status: pending project-specific review by a qualified Party Wall professional. House-style review 27 September 2026.
You can need either, both, or a person to say neither is clear yet
A permitted-development extension can still affect a party wall or a neighbour’s foundations. A consented scheme can still be outside the Act if nothing shared is touched and no close excavation is proposed. The drawings decide, not the planning reference.
Do not wait for planning to start the Party Wall conversation if the builder’s date is already close. The timelines run side by side.
A Party Wall Notice does not replace planning permission, building regulations approval, leaseholder or freeholder consent, or structural advice. This platform does not provide legal advice and does not issue Awards.
