Notices

A notice does not let you start

People conflate four permissions. They are different documents, often from different people.

This is general information for England and Wales. It is not a decision on your building. Status: pending project-specific review by a qualified Party Wall professional. House-style review 27 September 2026.

Keep them separate

Planning permission, where it is required, comes from the council as planning authority. Building regulations approval is a building-control question. A lease or a freeholder’s licence is a property question. Structural design is for an engineer. A Party Wall Notice or Award sits alongside those, and replaces none of them.

Even after written consent, check the notice period, keep the drawings that were consented to, and ask again if the scope changes.

A Party Wall Notice does not replace planning permission, building regulations approval, leaseholder or freeholder consent, or structural advice. This platform does not provide legal advice and does not issue Awards.
