Notices

Freeholders, leaseholders and who must be served

Flats, houses split into maisonettes, and buildings with a separate freeholder catch people out. Serving only the neighbour you have met may leave someone off the notice.

This is general information for England and Wales. It is not a decision on your building. Status: pending project-specific review by a qualified Party Wall professional. House-style review 27 September 2026.

Ask this before a draft is approved

Is the next-door building a single freehold house? Is it leasehold? Is there a management company? Is the freeholder a housing association or a company you have never written to?

We do not guess this from the front door. Title information, the lease, or a clear statement from you is what the reviewer uses. If the list is incomplete, the notice stays in draft.

Overseas and company owners

A company or an owner abroad can still be an adjoining owner. The address for service may not be the building itself. Say so on the intake. Those files take longer, on purpose.

A Party Wall Notice does not replace planning permission, building regulations approval, leaseholder or freeholder consent, or structural advice. This platform does not provide legal advice and does not issue Awards.
