Chimney breasts

Chimney breast removal and party walls

In a terrace, the chimney breast you want to remove is often part of the wall you share. Taking it out, and the support that replaces it, may be work the Act covers. The stack above and the neighbour’s breast are part of the question.

General information. Status: pending project-specific review by a qualified Party Wall professional. House-style review 27 September 2026.

  • Is the breast on the party wall, or on an outside wall of your own?
  • Is the neighbour’s breast staying?
  • What is the engineer using to support the remaining masonry?
  • Are you removing only the bedroom breast, or the stack through the loft as well?

If the breast is wholly on your side of a party wall, a notice may still be appropriate. If it is wholly internal to a detached house, it may not. Send a plan either way. We will not issue a “no notice needed” certificate from a checklist.

Structural design of the remaining stack is for an engineer. A Party Wall Notice does not design the steel or the gallows bracket.
